Job Description

Position Summary The Junior Real Estate Analyst performs research and analysis for the Valuation Services Department, collecting and coalescing data, conducting market studies, and analyzing economic trends in designated regions. The position reports to a Manager or Principal on the Valuation Services team and requires office presence for at least the first four months of employment, with flexible arrangements possible thereafter. Responsibilities Conduct economic and market research via telephone interviews and internet resources. Identify subsidized, tax‑credit, and market‑rate comparables. Perform preliminary property screenings, market analysis, comparable rent surveys, and demand analysis. Interview local housing authorities, planners, senior centers, chambers of commerce, and property managers of market/LIHTC/subsidized properties to gather property‑specific information and market conditions. Research new developments by speaking with developers, reviewing newspapers, and searching the internet. Request improved and land comparables from appraisers and brokers. Analyze demographic and economic trends, including employment, wages, and income levels in the market area. Synthesize information to draft comprehensive market study reports, including primary market area delineation, suitable comparables, and demand analysis. Assist in performing appraisals of proposed and existing real estate developments. Compare renting versus buying trends and assess apartment market studies conducted by third parties. Quantify excluded properties within the market area. Conduct in‑person site visits for designated properties. Complete Novogradac’s Affordable Housing Training & Assessment Program within designated timeframes. Assist with additional duties, projects, or partner requests as assigned. Qualifications Bachelor’s degree in a related field. 1–2 years of real estate research, market analysis, or commercial appraisal experience. Valid driver’s license and successful motor‑vehicle‑history check upon hire. Excellent verbal and written communication skills, with comfort in telephone research and narrative synthesis. Strong analytical skills for gathering information, conducting analyses, and presenting findings. Solid organizational and follow‑through skills, with meticulous attention to detail. Ability to meet deadlines and prioritize a fast‑paced, varied workload. Proficiency with Microsoft Office, especially advanced Excel skills. Availability for domestic travel, including driving or traveling by air, rail, or other transportation methods. Compensation Annual salary ranging from $52,000 to $58,000, depending on experience, with additional potential increases based on performance. Benefits Increased number of paid holidays per year.
